Housed within a purpose built residential development (completed in 2010), this is superbly located accommodation next to the Scottish Parliament and connected to the historic Royal Mile (via ‘Sugarhouse Close’). A very popular choice for festival visitors, these studio apartments are only 8-10 mins walk of The Pleasance Courtyard / top of The Royal Mile, 15 mins from the Grassmarket and just 20 mins walk from Bristo Square / George Square.
There are 2 types of studio available: –
1) Classic’ Studios are approximately 22 sqm size, equipped with a ‘smaller’ double bed (i.e. 4ft width).
2) Superior’ Studios are a little bit bigger (approximately 25 sqm size) and benefit from a ‘standard size’ double bed.
All studio apartments have a small kitchenette (cooker / microwave), en-suite shower room facilities (shower, washbasin, WC), desk/chair, wardrobe, drawers, shelving and comfortable chair.
For longer stays, the room is cleaned weekly and bed linen and towels also changed on a weekly basis. Guests are welcomed by a 24 hour Concierge and all rooms have a secure key fob and free Wi-fi (25mb speed). There is bicycle storage on site, landscaped courtyards and guests have use of the common room (with TV, pool table / table tennis) and on site laundry / washing machines (for a small charge).

Old Town Edinburgh and Royal Mile
The Old Town area of the City is 'prime location' for the Edinburgh Fringe and summer festivals. The Royal Mile links Holyrood Palace up to Edinburgh Castle and every August the Royal Mile pulsates to the sounds and sights of Festival Fringe performers who line the street to showcase their talents. It's a great location for pubs and restaurants and there are also plenty of local amenities and convenience stores. The Edinburgh Fringe Office is located on the Royal Mile and there are some great venues close by such as Assembly on The Mound, Underbelly in Bristo Square / George Square and The 'Free Fringe' at various nooks and pubs along the Royal Mile. The Pleasance Courtyard, Bristo Square and George Square are only 10-15 mins walk from anywhere in the Old Town. It's well connected too, with excellent transport links in/out of the City, i.e. close to Waverley Railway Station, the Airport Bus and Airport Tram. In summary, the Old Town is Fringe central and the heartbeat of all the buzz and action of the Edinburgh Festivals and is, of course, where you will find Edinburgh Castle.
