This 2 bed apartment within a recently built residential development (2010) is superbly located next to the Scottish Parliament Building and also connected to the Royal Mile via 'Sugarhouse Close' (see photo). The accommodation is a very popular choice for festival visitors as it is within 8-10 mins walk of The Pleasance Courtyard / top of The Royal Mile, 15 mins from the Grassmarket and just 20 mins walk from Bristo Square / George Square. The development houses a mix of studio apartments and larger self contained flats.

These 2 bed apartments are well presented, clean and comfortable. Each apartment has a shared shower room between the 2 bedrooms (comprising shower, washbasin and WC) and a small kitchen / living area with cooker, microwave, breakfast bar, 2 bar stools and flat screen TV. Each bedroom has a double bed (4 ft width), chair and desk, wardrobe, drawers and comfortable chair. Bed linen and towels are changed on a weekly basis and kitchen is also cleaned. Guests are welcomed by a 24 hour Concierge. All rooms have secure key fob access, free Wi-fi (25mb speed), bicycle storage, landscaped courtyards and guests have use of a common room (TV, pool table / table tennis). About the area

Old Town Edinburgh and Royal Mile

The Old Town area of the City is 'prime' for the Edinburgh Fringe and summer festivals. The Royal Mile links Holyrood Palace up to Edinburgh Castle and every August the Royal Mile pulsates to the sounds and sights of Festival Fringe performers who line the street to showcase their talents. It's a great location for pubs and restaurants and there are also plenty of local amenities and convenience stores. The Edinburgh Fringe Office is located on the Royal Mile and there are some great venues close by such as Assembly on The Mound, Underbelly in Victoria Street and The Free Fringe on the Royal Mile. The Pleasance Courtyard, Bristo Square and George Square are only 10-15 mins walk from anywhere in the Old Town. It's well connected too, with excellent transport links in/out of the City, i.e. close to Waverley Railway Station, the Airport Bus and the new Airport Tram. In summary, the Old Town is Fringe central and the heartbeat of all the buzz and action of the Edinburgh Festivals.
